Scannell Properties to Break Ground on Phase II of Gardner Logistics Park in Atlanta

Scannell Properties is developing a five-building park that will total 3 MSF in Locust Grove, Georgia. One of the buildings includes a 205,200-square-foot build-to-suit facility for Love’s Travel Stops.

Scannell Properties has completed the acquisition of 80 acres in Locust Grove, Georgia, for Phase II of Gardner Logistics Park, a Class A industrial park Henry County, Georgia that could total more than 3 million square feet upon completion. The company expects to break ground by the end of July.

The buildings will include a 205,200-square-foot build-to-suit facility for Love’s Travel Stops. Love’s will own the property and it will house a tire retread plant and distribution center.

“Love’s is excited to work with Cushman & Wakefield to open a new and expanded version of the tire retread and distribution center we currently have in Atlanta,” said Steve Phillips, director of tire sales & plant operations for Love’s. “Opening this location will allow us to double our capacity to supply our Love’s Truck Care and Speedco locations and help get our fleet customers back on the road quickly.”

James Phillpott, Helen Cauthen and Lisa Pittman of Cushman & Wakefield represented Scannell Development Company in the transaction and John Wilkinson and Greg Dickerson of Cushman & Wakefield represented Love’s.

“This transaction further demonstrates that Henry County is an excellent location for distribution with access to a great labor pool,” Phillpott said. “This site offers enhanced location amenities for Love’s future employees as well as shorter drive times to Interstate 75.”

“This new facility is a key component to Love’s as they continue to offer their customers top-notch service in the tire distribution and retread business sectors,” Dickerson added.

Scannell Development Associate Zachary Zweifler said, “With the next phase to Gardner Logistics Park we are excited to expand our investment in the City of Locust Grove with the ability to develop another 1.2 million square feet of space. As our lead project in Phase 2, Love’s will join The Home Depot in Gardner Logistics Park with a state of the art 205,000 square foot facility and the ability to expand to 300,000 square feet to support their continued growth in the region for years to come.”

The new build-to-suit, located at the corner of Colvin Drive and Davis Lake Road on Highway 42, will allow Love’s to expand its operations in Atlanta, and the transaction included extra land for future expansion of the building. Gardner Logistics Park, a five-building Class A industrial park, could total more than 3 million square feet. Construction of the Love’s facility is slated to begin soon, with expected completion in April 2021.
