Scannell Properties Announce First Italian Logistic Development in Bologna
June 30, 2020
Scannell Properties announced today a new milestone for its industrial development in Italy. The Indianapolis-based company expanded into Europe in 2018 and are focusing on the core markets of France, Germany, Italy, the Netherlands, Spain and the UK. They are currently developing a 770,700 SF logistics hub development called logisticairpark Bologna in Bologna, Italy.
Logisticairpark Bologna - www.scannellproperties.com/bologna - is strategically located and adjacent to Bologna Airport. Just 4.9 miles from the city center, the park also boasts direct connections to the A1, A13, A14 and Bologna Ring Road. Designed specifically to meet the needs of high flow, storage and air freight logistic processes; the scheme benefits from features such as proximity to airport runway and will offer a high ratio of loading bays to floor space.
The planned units will provide maximum flexibility and efficiency for occupiers with modular spaces available from 79,000 SF to 270,000 SF across three separate buildings. The new logistics hub has the objective of obtaining LEED Silver certification thanks to its eco-friendly design elements including LED lighting and solar panels. Additionally, an intensive redevelopment of the natural environment is planned, including a public park area and planting of mature trees.
The first delivery is scheduled starting Q3 2021 and Scannell Properties have appointed ADV - Arnaldo Dalla Valentina - as leasing agent for the project.
Francesco Nappo, Expansion Director, Italy commented, “The launch of this first project in Italy represents a major achievement for the European Scannell Properties team. Bologna is a particularly strategic location, in the true logistical heart of the country. The park offers retailers, eCommerce operators, 3PLs and parcel carriers a great opportunity to gain market share in a location that is undersupplied and experiencing strong development and transformation."
